Our Client is the owner of two buildings side by side along a well-traveled road in the Dallas Borough. One building was formerly a movie theatre while the other had previously served as a car dealership. Both of these projects exhibited exciting adaptive re-use possibilities. Due to their proximity to each other, it seemed a natural assumption that the layout of one would support the other. Due to their conspicuous location along a busy road and their proximity to the downtown area as well as a local college population, their union would be a natural fit for entertainment, retail and restaurant uses.
The old theatre is gutted and awaiting a re-birth. The interior space is awe-inspiring due to its immense volume devoid of seating. The car dealership, which is at street level, is light-filled, open, spacious and inviting. The downstairs, opens to an outdoor interstitial space between the two buildings and slopes dramatically, thus creating a vast and fairly uninterrupted space. The upper level is accessible by a communicating stair.
A creek is located behind the buildings. Presently, there is not much
on-site parking available, however there is potential for additional parking
in the future.
There exists an opportunity to breathe new life into these buildings and
stitch them together with the proposed site and complementary programming
so that they may enhance the quality of life and add to the daily pleasure
of the community.
